Find help with the heating your business relies on

When an office loses heat or a school boiler is nearing the end of its life, the first question is often who can take on the job. Business Boilers helps UK business owners, landlords and facilities teams request quotations for commercial boilers and heating systems through one online enquiry.

We can look for up to four independent firms suited to your service and site postcode. Those that respond deal with you directly and set their own prices. The number available depends on the job and their workload; you may receive fewer than four replies or none.

Three enclosed commercial boilers with insulated headers and circulating pumps

Choose the work you need

  • Commercial Boiler Installation — designing and fitting new commercial boiler plant — wall-hung cascades or floor-standing modular boilers — for new builds, extensions, change-of-use premises and new plant rooms, with flues, gas supply, pressurisation, controls and commissioning.
  • Commercial Boiler Replacement — stripping out ageing atmospheric or cast-iron sectional boilers and replacing them with high-efficiency condensing plant, re-using or upgrading the flue, header, pumps and controls while keeping the building heated where possible.
  • Commercial Boiler Repairs — reactive call-outs to fault-find and fix commercial boilers that have locked out, will not light or keep tripping — burners, gas valves, fans, ignition, control boards, pressurisation units, pumps and leaking heat exchangers.
  • Commercial Boiler Servicing — scheduled checks and cleaning to the boiler manufacturer's instructions, with combustion analysis, safety tests and agreed service and gas safety documentation.
  • Commercial Heating System Installation — a complete heating installation for business premises — heat loss design, boiler plant, LTHW pipework, radiators, fan convectors or warehouse radiant heaters, zoned controls and a building management system interface where needed.
  • Commercial Heating Maintenance — a planned preventive maintenance contract for the whole heating plant — scheduled visits for boilers, pumps, pressurisation units, valves, water treatment and controls, with agreed response times for breakdowns and logbook records.

A plant room is more than a row of boilers

A boiler lockout may start with a failed pump, lost system pressure or a controls fault. A replacement can involve a new flue, condensate drainage and cleaning old system water before it reaches the new heat exchangers. Give contractors the whole picture, including any calorifier, pressurisation unit and building management system.

For new plant, discuss heat loss calculations, boiler sequencing and hydraulic separation. For a complete heating fit-out, the design also needs pipe sizing, radiator or fan-convector selection, zoning and balancing. Warehouse radiant heaters have different fuel and ventilation arrangements from a wet office heating system; say which equipment you want priced.

Plan around the people using the building

Shops may need work outside trading hours, schools may have a short holiday window, and care premises may need temporary heating. Explain these constraints before a survey. Multi-boiler plant can sometimes be worked on in stages, but shared gas, flues or controls may still require a full shutdown.

Tell the contractor about loading space, basement stairs and roof access. For older plant rooms, provide asbestos information before strip-out is planned. Agree responsibility for making good wall openings, fire stopping and removing redundant equipment.

From one enquiry to a written proposal

  1. Enter the site postcode, choose the service and describe the building and equipment.
  2. Speak to responding contractors about access, survey requirements and any visit charges.
  3. Compare the scope, programme, VAT and exclusions in their written quotations.
  4. Appoint a firm only when you are satisfied with the proposal and its credentials.

The enquiry costs nothing and you do not have to accept a quotation. Businesses joining the network are asked for relevant insurance details and references. Check these yourself for the job, along with the attending engineers' qualifications.

Use engineers qualified for your equipment

For gas work in offices, shops, schools and similar premises, check the attending engineer on the Gas Safe Register. Their current qualifications must cover the fuel, appliance and work involved; domestic registration alone does not cover non-domestic appliances. Some industrial premises fall under different provisions: the HSE guidance for employers explains where a competent person is required. Ask the contractor to confirm which rules apply to your building. Water-side work and controls also need appropriate competence, but do not all require gas registration.

Commercial heating rules depend on appliance type, fuel, total plant capacity and the premises. Ask the designer to explain ventilation, flues, safety interlocks and applicable building regulations, rather than choosing plant from its advertised output alone.

Urgent safety concerns

This quotation service cannot arrange an emergency response. If you suspect a gas leak, move people away, turn off the supply only if safe and call 0800 111 999 for natural gas in Great Britain. In Northern Ireland, call the gas emergency line on 0800 002 001. For LPG, contact your supplier. Phoenix Energy explains the Northern Ireland gas emergency procedure. Do not use a boiler suspected to be unsafe; if a carbon monoxide alarm sounds, leave the building and seek urgent advice.

Start with the premises postcode

Use the free enquiry form for planned work or quotations. If you are unsure whether a fault calls for a repair or replacement, include the last engineer's report and say that you need advice before deciding.
